STR/MTR question

We operate nine doors across a mix of STR and MTR, with very low cost basis—so I’ve been told cost segregation won’t yield much. My wife works part-time, and I work half the year in a full-time role with a large W-2 income and tax bill. When would it make sense for her to leave her job and pursue real estate professional status (REPS) and material participation? Our message got lost in the sauce!
