Cost segregation study professional recommendations?
Does anyone have a cost segregation study provider they’d personally recommend? We’re closing on our first STR next month and hoping to squeeze in a cost segregation study in Nov/Dec. My research (Perplexity, Reddit, podcasts) suggested a few companies: Seneca Cost Segregation (best value), CSSI (Bill Faeth recommended John Howard), Cost Segregation Guys (decent quality:price ratio), KBKG (comprehensive suite of services). Also, thoughts on paying the premium for a physical site inspection where licensed engineers are on-site vs a virtual one on a $600-700k property?

@Ryan Bakke, CPA thanks for sharing! I'm in the same boat as @Alejandro Lerza where I'm closing next month. In your experience, do you see most of your STR clients start logging their 100 hours towards material participation even before they're put in service? As you mentioned, hotly debated: https://wcginc.com/kb-rental-property/time-spent-renovating/ I also found that the definition for "in service" could be quite ambiguous. 1. I hope to optimize my taxes so that we can reinvest it to build up my family's humble real estate portfolio. This portfolio is aimed at generating passive income but also, we would like to share it with family and friends. We've been helped along our way in life and we'd like to give back with whatever we've been blessed with. 2. Running 2 LTR. Closing on 1 STR in Oct 2025. New to the STR game! 3. Fully understanding the tax advantages of STR (e.g cost seg / 100h active participation / PAD) so that we can invest into it with rehab more confidently and prudently. Excited to be learning from this group!
