SR Insurance- High Fire Score
I am trying to close on a property in Bryson City NC area. My personal agent advised me he is having difficulty quoting, and Proper Insurance just sent me an email saying they can not insure. Awaiting Steadily, has anyone ever run into this with a mtn property? Suggestions?

Sellers Credits
In general, is there a limit on how much you can get? 2 lenders have told me it is capped at 5% for DSCR. I am looking to get $100k on a $399 purchase price.

@Ryan Bakke, CPA, thanks. Is this only for closing costs, or can we apply it towards improvements? Any other approaches to fund improvements aside from out-of-pocket money? What are your thoughts on interest-only fix/hold fix/flip? Do the improvements force the appreciation, or convert to a DSCR or 2nd home? Currently, no W-2.
