Accounting Software
What accounting software does everyone use? From time to time I see a new product pop up in this space and its tempting to be distracted learning new ideas. Clearly we can't pivot for every cool new software idea, so Im curious if folks could share their fav and why?

I don't know if it's the best, but we use QuickBooks Online because my CPA & Bookkeeper use it and they can get in without me having to send them things, the receipt snap on the app creates an expense for me, and I'm logging mileage in there too. (The only thing not in there is my material participation hours log.) I'm paying more for convenience basically, I think? Would love to hear others' opinions about their favorite software though I'm unlikely to switch due to convenience.

@Jennifer Riccardi I don’t have any experience in those. I started day 1 with QBO just to make it easier on myself. I truly don’t know how to use most of it. The Bookkeeper offered to teach me, but I’m going to stay out of her lane for now. 😬🤷🏻‍♀️ Good luck!
Roth Conversion with Cost Seg?
Instead of receiving a tax refund in the year we completed the Cost Segregation Study, we converted an IRA to Roth and "paid" the taxes due with the refund owed. Any generic thoughts on this as a tax strategy combined with STR taxes? (We tend to believe in tax-diversification of post-retirement income as well as diversification of investing in both traditional markets and businesses.) Thanks! @Ryan Bakke, CPA

@Jules Bassale I'd start with a reputable advisor/CPA (Ryan?) and ask them. I asked our CPA to run our numbers and for him to suggest an amount we could convert to come close to net zero (no refund/don't owe) for that particular tax year. Ours were former 401ks, rolled to IRAs, converted to Roths with professional guidance. Cost segregation study professional recommendations?
Does anyone have a cost segregation study provider they’d personally recommend? We’re closing on our first STR next month and hoping to squeeze in a cost segregation study in Nov/Dec. My research (Perplexity, Reddit, podcasts) suggested a few companies: Seneca Cost Segregation (best value), CSSI (Bill Faeth recommended John Howard), Cost Segregation Guys (decent quality:price ratio), KBKG (comprehensive suite of services). Also, thoughts on paying the premium for a physical site inspection where licensed engineers are on-site vs a virtual one on a $600-700k property?

Cost Segregation Authority did ours a couple years ago, as a virtual visit. We purchased, then renovated. They pulled the "before" photos that we had on Zillow and personal photos, and then we did a video visit and I personally talked about/walked them through the list of renovations/repairs and sent contractor invoices and their comments about costs to values, which they attached to our recorded video visit of the "after." Our CPA had used them before and recommended them, and fingers crossed...I'm hoping they did a good job...it did seem professional and it was a good experience. I made a list of repairs/renovations we made along with cost and then "upgraded" things about our home that made certain items "worth more" than comps before the call, and then I walked them through that list in order on video while I pointed them at the things and talked about the cost/value of each. I made the call longer than "normal" as I wanted to be sure every feature was discussed/seen on video...hoping that helped us! :)
Single Family to Multi Family on Corner Lot in Town?
Anyone bought a single family home in NC, tore it down, and built 6 townhomes on the same (corner) lot in town walking distance to restaurants/stores in order to use as STR's? All regulations allow currently allow this on this home/opportunity, and low land value and fixer-upper home make it potentially attractive. I have one in mind, but little time and no experience (only have 1 SFH as a STR). Thanks for any advice you may be willing to share!

2 CFP Professionals (1 no longer working in Corp America) looking to move further towards financial freedom and create even better tax efficiencies. Own 1 STR and will probably buy a 2nd soon and have made a couple offers. Biggest hurdle: My kids' soccer travel schedules takes all of my time...not STR related, but the main reason I can't do more (besides cleaners occasionally letting me down).
