Question regarding REI - finding investors and partnership

I’ve come across investors who structure deals where one partner covers the down payment and yet both parties end up with 50% equity and a 50/50 profit split. For example, I recently saw an Instagram post about someone purchasing a $2M property with a partner—the partner funded the down payment, while the other investor didn’t put in any capital but still held a 50% stake. How are these kinds of deals structured, and what agreements or arrangements make them work?
