Creating a "Punch List"—the final checklist of small tasks that need to be tackled before a project is officially complete.

Why the blue tape? It’s a clear, non-damaging way to signal to the crew exactly where the finishing touches are needed. It’s all about clear communication and high standards.

Once a contractor say he’s done it’s officially at the Punch List stage! Before the contractors pack up, we do a final sweep of the entire renovation. If we see a scuff, a gap, or a snag, it gets a piece of blue tape.

It might look like the house has the measles for a day or two, but it’s the only way to ensure 100% completion on a rental/flip renovation projects.
