Do you guys even call the leads that are listed or just go straight to dispute? Lately my process is straight to dispute because i am looking to assign or list.

I send to dispute for a refund as their policy is no listing leads but I still call it as you can still lock up deals form listings that can work for assignment/double close Not going to hurt to take a crack at it and introduce myself to a possible agent as a cash buyer and netowrk for potential future deals
Marketing budget/Pay per lead
For pay per lead. How many leads on average does it take to take to get a listing? How many leads does it take to get an investment deal? I'm trying to figure out my marketing budget.

Great question. I’m glad you’re thinking about this the right way — from a numbers and budget standpoint. First, let’s get something straight… Marketing is everything in investing. If you don’t understand your lead-to-deal ratios, you’re flying blind. That’s straight out of our training — marketing is the lifeblood of this business if you plan to do more then one deal. Now let’s break this down realistically for Pay Per Lead (PPL) That all depends on each individual, their focus and skill set so everyone will have different numbers. These are national averages we’re seeing : For a Listing (Retail Realtor Listing) If you're trying to convert PPL leads into retail listings: - 15–30 leads per listing (if you're sharp on the phone) - 30–40 leads if you're newer Why? Because many PPL sellers are: - Talking to multiple investors - Price sensitive - Sometimes just curious Retail listings require motivation + retail condition + seller patience. For an Investment Deal (Wholesale or Creative) For actual assignable deals: - 20–35 leads per closed deal (experienced operator) - 35–50 leads if you're newer Creative deals (subject-to, seller finance) may require: - 30–60 leads per deal

For Residential I have found a lot of peole are getting those LOI's now and agents are starting to question it, a pre approval letter with a formal contract offer shows more seriousness which we like to use software to send those out fast like offergun which you can find in the marketing classroom. But if you want to do the LOI just use AI to draw it up and the email that goes with it. Still effective to start the conversation
