Hello all, My wife and I are opening our first RV park soon. We are looking to create a short term and monthly lease. We hired a lawyer to draw up a lease, but he just emailed us two 17 page leases. Obviously, that is entirely too long, besides it is written in very legalistic verbiage. We are only opening with 8 spots in phase one so we are not looking at using a reservation software yet. I was hoping maybe to get some assistance or suggestions on where to get leases.

We had an offer accepted on an RV Park. It's our first one. Can anyone take the time to help us with some questions? The LOI: upon signature they are not accepting other offers. This is our DD period, correct? After the DD we sign the purchase and sale agreement. Is there any DD after that or it's all during the LOI stage? Feel free to text me. We are in the process of analyzing some marketing channels for where to best invest the dollars spent. Analyzing Chamber of Commerce, Billboards, Channel Marketing (e.g., Harvest Hosts, Thousand Trails), Texas Association of Campowners, Facebook advertising as examples. Are there any recommendations on where the biggest value has been for existing park owners?

Curious and wanted to start a discussion here. I want to hear the pros and cons of the automated metering. We had an evaluation of our park and were given an ROI of 12 months. A lot of this would be due to only 25% of today's costs are captured. We can recoup that with improved processes though want to make sure we are capturing it. The gap being that we do have daily 100KWh limits or we bill back (past rules going to continue enforcing) and so we would have a maintenance person walking the pads as people check out vs. having automation. Has anyone gone with the automations and how did you view the ROIs?
