UPDATE! $135k to $115k Piper Archer PA-28-181
UPDATE ON LISTING!!!!!!! (The owner just got back to me. They will accept $115k!!) I got a good one for you here guys. I know this broker and have done deals with him already. He only takes on quality airplanes so I expect it passing a pre buy inspection no problem. This would be an easy one to lease. Anyone interested contact me and I will get this done for you. This will be a cash deal or finance. No seller finance available. We do have Jeff and the broker has loan officers as well. We are looking at 20% down. I would advertise the lease at $75/hour on a 50 hour minimum per month. This plane would lease back very quickly. 1979 Piper PA-28-181 Archer AIRFRAME: TTAF: 11,830 Hours Useful Load: 949 lbs. Seller Finance Script
Hey guys, I wanted to give you the script that has given me some luck in the past as far as Seller FINANCE deals. You can alter this to your liking and your style. But it’s clear concise gets to the point and establishes that you are an expert in your field and Can help get the deal done. Remember to use the calculator here in the community resources tab that way you can quickly and accurately know what you will be able to offer them for Plane if you are offering above asking price. Feel free to reach out to me directly, and I am happy to walk you through the calculator so you can become an expert and quickly Determine ROI on your deals. Here is the script. My name is Zach Purvis and I own Aviation Ape, Inc., an aircraft leasing and management company that’s been incorporated for 5+ years. I buy planes regularly for clients nationwide and have completed many successful deals like this. Because banks are slow and difficult right now, I prefer to work directly with sellers. Would you consider seller financing with a strong non-refundable down payment? To make it worth your while, I’m willing to pay above your asking price. You’d also get full protection with a contract and security agreement, drafted by the attorney of your choice (at my expense). This way, you get your price (or better), guaranteed payments, and control over the agreement. I get to move quickly and put the airplane straight to work. If that sounds fair, I’d love to discuss details with you. — Zach Purvis Aviation Ape, Inc. 352-215-2233

Another Cherokee 140 Acquired (Creative)
Here’s a good one for you guys. No money invested on my end and this Airplane will start generating passive income. Somebody reached out to me through one of my posts that already owned this beautiful Cherokee 140. They were interested in leasing it out, but didn’t know how. I had them cover all the expenses to bring it here to me And I am now marketing and advertising it and setting it up for lease and will take 10% of all the revenue that this plane generates. I just want all of you to be able to keep an open mind and stay creative in the space. If you can solve a problem, you can make a sale. For those of you that are having trouble getting financing or having trouble finding your seller finance deals maybe you try to reach out to Airplane owners that are wanting to sell or airplanes that are not being utilized as much as they thought they would and you come in as the problem solver and take that plane over and have it start generating passive income for them. Then you build up your bank roll to get your own plane.

New Guy Questions
New guy here. Just curious about the following questions. I do have calls planned with a couple local schools to talk through these questions but thought some of you may have similar questions. 1. Does the age of the plane matter as long as the avionics are desirable and the plane is functionally safe? example - would a 1964 Cessna 172 with incredible avionics be more or less desireable than a 1980 Cessna 172 in the same mechanical shape, but simple avionics? 2. Do flight schools prefer high-wing or low-wing planes? I see a lot of 172's everywhere I go, but do students like the Pipers? What about Cirrus, are they worth the investment? 3. Do flight schools and students like the stick control planes? Has MOSAIC made these more popular? As far as I can tell in my area there is one school with a Diamond DA42 and one school in Wisconsin that uses a couple Vans. 4. Anyone have a spreadsheet or document to help determine what their base hourly rate should be?
