Something I’ve been noticing even with solid, pre-underwritten deals…
You can have: – good numbers – clear strategy – even guidance on execution …and people still don’t move. It’s rarely the deal itself. It’s hesitation at the moment of action. Either: – they’re not fully clear on their criteria – or they’re not mentally/financially ready to commit right then Which is interesting, because the advantage of getting access to deals like this is speed… but speed only works if you’re actually ready to act. Starting to think readiness matters more than deal quality in a lot of cases. Curious, when you see a deal that fits on paper, what usually holds people back from pulling the trigger?
DEAL ALERT, GREAT HOUSE!! READ AND DO NOT MISS OUT
3824 NW Purchase Price- 51,500$ Renovation- 30,000 ARV- 115,000 Rent- 1,050-1200$ this has a half bathroom, spending an extra 6,500$ to make a full bathroom will bring in an extra 100-200$ of solidified rent and the ARV would likely shoot up to 130k
