Everything comes in discounted off-market and gets left at 75% all-in after the remodel. Nothing gets brought to a client unless it clears our calculator first. And Thursdays I run a call going through every client deal in motion, so you're watching everyone's deals and not just your own. Our clients also come out and stay in our Airbnb, walk the active projects with us, see the office and the team, and we get brunch. That part isn't a bonus, it's kind of the point. You should be able to see the operation you're trusting with your money. With most people coming in on multiple deal packages, we've got a serious amount of deal flow committed for the next year. Between that, the title company, and buying for our own portfolio, 25 clients is what we can do properly at a time.
