1️⃣ What Problem Will Your Serviced Accommodation Business Solve?
Every successful property business starts like any other business with a clear focus. 🎯
Not:
❌ “I’ll take any booking.”
❌ “I’ll target everyone.”
❌ “I’ll just list it on Airbnb and see what happens.”
That’s not a strategy.
That’s hope. 🤞
Just like any real business, you need to know:
• 👤 Who is your ideal guest?
• 📍 Where is your property located?
• 🏠 What size property are you focusing on?
• 🔎 What specific problem does your accommodation solve for them?
Think about it like this…
If your ideal guest was searching at 9pm after a stressful day 😩
What are they typing into Google? 💻
Is it:
• 🏗️ “Contractor accommodation near Birmingham city centre”
• 👨‍👩‍👧 “Family-friendly apartment near hospital”
• 📦 “Long-term stay apartment for relocation”
• 🏢 “Short-term let near business park”
Your job isn’t to just “get a property.” 🏠
Your job is to solve a specific accommodation problem — and build a business around it. 🧩
Keep your answer to 1–2 sentences.
Example answers:
“I provide longer-term, high-quality accommodation for contractors working on construction projects in [area].” 🏗️
“I offer family-friendly apartments near the hospital for people visiting loved ones.” 👨‍👩‍👧
“I specialise in relocation stays for professionals moving into the area.” 📦
Don’t overthink it.
Clarity beats complexity. 🔥
⚠️ Disclaimer: I’m not saying we only ever allow one type of guest to stay in our properties. I’m saying the more specific we are with our marketing and who we’re advertising to the higher the chances of attracting the bookings we actually want… instead of the rubbish ones landing in our inbox. 🚫
