LOI Attempt

Hey yall, can anyone give me pointers on my first LOI attempt. Is this ready to be sent out?

The property address is (Addres), purchase price $(PRICE). Buyer is Joshua Nowell, address (HOME ADDRESS). I am offering my purchase price with the intention of putting 20% down at 10% interest only for 24 months, then refinancing to conventional. The earnest money deposit is $1,000, due after necessary documents are obtained. The 17-day feasibility period begins once all seller-requested documents are received. Buyer requests the rent roll, last 12 months P&L, property tax statements, insurance declarations page, all tenant leases, and capital improvement records. Closing will occur 60 days from receipt of all necessary seller documents, with an inspection contingency.
