I am new here and almost finished the course now. I have started looking for some deals but I keep getting the numbers and running them and I find lots of these places just don't pan out. I have one that has an expense ratio of 40% gross rents but then it fails miserably the DSCR ratio and the cap rate isn't great. Am I doing othis wrong or is there just lots of bad deals out there?

Is it good to work with a Private Money Broker instead of a bank? Would they be more receptive to creative options?

If you have active individuals who have decision-making power in your LLC and some roll in the operation they're active you can have very passive active investors. But if someone just gives you money, you have all of the control of the deal, and they have no material participation, you must file a syndication.
