Driving for Dollars: My Favorite Way to Find Hidden Real Estate Deals It's old-school! But it works! No fancy software. No expensive lead lists. Just you & your car. If you can see opportunity where other people see neglect, this is for you. Driving for dollars is one of my favorite ways to find properties, and honestly, it’s one of the most underrated strategies in real estate. Here’s why I love it. When you’re driving through neighborhoods, you start to notice things most people ignore. Overgrown grass. Peeling paint. Stacked mail. A property that just feels… forgotten. These are often signs of a motivated seller. Not always, but often enough to make it worth your time. And here’s the beauty of it. These deals aren’t being blasted to every investor in the city. They’re not sitting on the MLS getting picked over. You found them. First. No competition. That alone gives you an edge. In a world where everyone is chasing the same online leads, going offline is a power move. I also love that this method forces you to learn your market in a real, physical way. You start to understand which neighborhoods are changing, which streets are improving, and where the next opportunity might be hiding. That kind of insight? You can’t buy it. You earn it. The process is simple. Drive. Take notes. Snap photos. Build a list. Then go online to your county office (tax or property division) and type in the address which gives you the owner's name and address. Send a letter asking if the owner would consider selling. And let’s be honest. Some of the best deals don’t look like deals at all at first glance. They look like problems. Big ones. The kind most people drive right past. That’s where you win. Driving for dollars is about finding properties before everyone else knows about them. It’s about training your eye to see possibility.
