I’ve attached a repair estimate worksheet that breaks down all the key areas—like kitchen, bathroom, and more—so you can get granular. Your task today is to calculate the average cost for each repair category. If you prefer, you can use my shortcut—just estimate 20% of the ARV. But, if a property needs a bit more TLC or is more minor, definitely work through the worksheet step by step. Dive in, and I can’t wait to see how you all break down those numbers!
