Potential IMTR purchase

Good evening. I have been trying to get a house ready to do the IMTR and it is still not done. But... the other day i noticed a 4,000+ square foot house on the market that had been an airbnb and it comes fully furnished and ready to rent. It has a full unit on the 1st and 2nd floor with 4 + beds, 2 baths, weight room, etc. It also has a full walk out basement with 3 beds, 1 bath, full ktichen etc.. It was used as a doctors office. Here are some questions of whether it would be a good IMTR.

It has no garage is that important?

There is not really a yard due to lots of concrete for parking for the dr. office. Is that a big issue?

It can be 2 units obviously. Would it be best to rent both areas as IMTR's or rent one to long term

tenants?

Has anyone done 2 unit set ups and had them work well or had problems?

The house is located on a busy road, is that a concern?
