Update on Smoking in Home Rule Violation
Happy Friday, After much discussion with my husband, we decided to communicate in a direct way with the family regarding the rule violation. We would prefer to keep their current term, which is through September 30, if possible. So, I sent my guests the following message: Hi (guest name), I hope you and your family are doing well and have a good weekend ahead. While we were at the house addressing the water heater issue, we noticed a strong smoke odor inside the home as well as smoking-related items in the garage. As outlined in the house rules, smoking of any kind is not permitted anywhere inside the home or in the garage. We put a great deal of time and care into preparing the home so that it is clean, comfortable, and free of smoke odors for our guests. Unfortunately, smoke odors can be difficult and costly to remove and can affect future guests. Please confirm that you are familiar with the no-smoking policy and that there will be no smoking inside the home or garage for the remainder of your stay. Thank you for your understanding and cooperation. Respectfully, Rebecca and Family This was his response: We are aware of the policies as outlined and will contain smoking to backyard patio. We have been burning incense (with use of the incense holder) in the garage for the odor from the garbage. Also burning mosquito/fly repellent in the back and garage since Jace is highly allergic. We sweep any ashes they may create. We respect your concern. This is satisfactory to me so we'll see how it goes. Praying they follow through with what they have stated.

Potential IMTR purchase
Good evening. I have been trying to get a house ready to do the IMTR and it is still not done. But... the other day i noticed a 4,000+ square foot house on the market that had been an airbnb and it comes fully furnished and ready to rent. It has a full unit on the 1st and 2nd floor with 4 + beds, 2 baths, weight room, etc. It also has a full walk out basement with 3 beds, 1 bath, full ktichen etc.. It was used as a doctors office. Here are some questions of whether it would be a good IMTR. It has no garage is that important? There is not really a yard due to lots of concrete for parking for the dr. office. Is that a big issue? It can be 2 units obviously. Would it be best to rent both areas as IMTR's or rent one to long term tenants? Has anyone done 2 unit set ups and had them work well or had problems? The house is located on a busy road, is that a concern?

Thank you so much for all your feed back Dominique. I really appreciate it. I am so grateful that I had the group to be able to ask. It may have prevented me from making a big mistake. The financials on their Air bnb were terrible. The sellers sited using it for family gatherings and doing up grades as the reason, but I just don't want to deal with that kind of turn over at my age. That is whe the IMTR 's are attractive to me. I have one that my sons almost done. I have had all my furnishings for months just waiting. They just decided that they did so much work they might as well put in a kitchen. There goes another month or so to get that done. uggh... anyway it is not like all the ones that most people have that are newer and open, but it has some very nice features including garages and a 2 acre yard with deer, etc.. I can invest in more open and nicer units once this idea proves to be profitable. Are you located on the East Coast or where? When did you start?How many do you have? I sincerely hope you are doing well! My age is a set back for me having not grown up with computers I struggle a lot but I wil reach out for more help once I get to the point of being able to market the home. Thanks again for your help! Making a Vacant House available for an IMTR
I also have a house on the market that has not sold and I am considering making it a IMTR. I was thinking of not furnishing this one to see how that may work out. Is anyone working with the company that places people in unfurnished houses then gets them furnished for the family. (sorry I forget the name of that company.)
Horrible incident at my Airbnb
Need some advice, VH Community! First, I hate that I’ve been missing calls and will miss tonight, but my mother-in-law has been ill and passed on Friday. Been pretty tough, but “pressing on toward the mark.” 🙏🏻 We have an MTR that has received almost exclusively 5-star reviews for years. A recent guest left a lower Location rating because, toward the end of her stay, she said she witnessed a serious incident next door involving alleged child abuse and a gunshot. She said she called 911 and Durham Police responded with two officers and a K-9 unit. She never mentioned any of this during her stay, despite us checking in multiple times and asking what we could do to earn a 5-star review. After I followed up, she explained this was the reason for the rating and even asked, “Can I change it?” I’m following up with Durham PD. Would you contact Airbnb to request removal or modification of the review? Has anyone had success when a review was based on an isolated incident at a neighboring property rather than the listing itself?

Been in Real Estate since 1977. I am sort of trying to retire, however, the IMTR attracted me because of increase cash flow & I like to decorate.
