You can learn how to comp properties, build your buyers list, negotiate with sellers and understand contracts, but eventually, the question becomes: How do you keep the pipeline moving when deals aren’t closing consistently? I’ve seen a few things become real challenges for wholesalers: Keeping consistent lead generation going Having enough liquidity to fund marketing Spending money on leads that don’t convert Finding motivated sellers rather than just property owners Building a reliable buyers list Getting a deal under contract but struggling to find the right buyer Having one deal fall through and suddenly needing to start again That’s why I think there’s value in looking beyond the deal itself. For me, having another business alongside property has given me an additional income stream and more flexibility. My online pet brand has been running since 2014, and having that business operating alongside my property activities has helped me think differently about how I fund and approach opportunities.
