@Daniel Lance Putnam County it is. You picked, so now I am going to make it real specific for you, because Florida runs its delinquent list a little different than most states and I do not want you hunting for a page that is not there. In Florida there is no plain delinquent list sitting on the treasurer's site. Unpaid taxes turn into TAX CERTIFICATES, and the county advertises that list every year in late May and sells the certificates on or before June 1. So the file you want is the Putnam County Tax Collector's tax certificate sale list, and the freshest one just ran this past June. Search the county name plus tax certificate sale. A lot of Florida counties run those sales through LienHub, so if the Tax Collector's page points you there, that is the right door. Now here is the filter that separates you from everybody else pulling that same list. Do not work the one year delinquents. Work the parcels carrying TWO OR MORE years of certificates. One year is somebody who forgot. Three years is somebody who has mentally walked away from that dirt. That is your seller. Then go one level hotter. In Florida, once a certificate is two years old the holder can apply for a tax DEED, and tax deed sales are run by the Clerk of Court, not the Tax Collector. Pull the Putnam County Clerk of Court tax deed sale list. It is short, it is free, and every owner on it is about to lose the property on a date certain. Those people answer the phone. For the out of state filter, use the Putnam County Property Appraiser site. It gives you the owner's MAILING address next to the property address, plus acreage and the land use code. Filter to vacant land use, 1 to 10 acres, and mailing state not FL. That is your list. Two Putnam specific things that will save you from buying a bad parcel. Number one, check access. A parcel with no legal road frontage is close to worthless, and there is a lot of it out there. Number two, check wetlands and flood. Putnam sits on the St Johns River and a good chunk of that county is low and wet. Pull the county GIS map and the FEMA flood layer on every parcel before you send a number. Also remember there is no sewer out there, so if it will not perc for a septic system, nobody is building anything on it.

@Daniel Lance That is the right attitude. Now let me give you the finish line so you know when you are actually done. Do not try to work the whole list. Filter it down to 25 to 40 parcels and stop. What you want: vacant land only, owner mailing address in a different state than Florida, two or more years of certificates stacked on the SAME parcel, and an assessed value under about 15k. Two years of unpaid certificates on a lot nobody has ever lived on is the loudest "I am done with this" signal in land. When you price them, raw land offers go out at 20 to 30 cents on the dollar of what similar lots are actually listed and pending at. Not assessed value. Assessed value in Florida is a tax number, not a market number. Give yourself a deadline so this does not drift. Friday, August 7. Come back here with how many parcels survived the filter and the 10 oldest delinquencies with their parcel numbers, and I will tell you which ones to mail first. Let's get it! 💪

Flip Fam, it's my birthday today 🎂 So I took myself to the movies. Popcorn was $68.33. Drink was $27.04. Ninety five dollars. For corn and syrup water. 😂 Now here is the part that got me. I will sit across from a seller and negotiate a house down 40 percent without blinking. But I walked up to that counter and paid full asking price like a rookie. No comps. No inspection. Never even asked what they needed to get for it. That is what buying emotional looks like. It happens to all of us, and it is exactly how people end up overpaying on a house they fell in love with. So learn from my $95 mistake. Whatever property you are looking at this weekend, do not fall in love with it. Run the numbers first. The popcorn will still be overpriced next week. Out of the 15, how many had a mailing address different from the house? That is not trivia, that is your actual call list. The rest of that notebook is just addresses. @Briggs Cooper Welcome in, Briggs. You joined about five minutes ago and the first thing you did was land on a pre foreclosure post. That tells me you already know where the motivated ones come from. You have an edge most people in this room do not have. Brokering commercial in Southwest Virginia means you already see which listings are going stale and which owners are tired before anybody else does. Your 15 minutes today: Virginia foreclosures run as trustee sales and the notices are public, so pull your county's and find one with a sale date more than 30 days out. I joined this community because I want to be around people who share the same investing goals as I do. I've been doing this for quite sometime and haven't seen much success! I just closed my first land deal last month and now I want to make it an actual business! My background is in land but I am more interested in wholesaling commercial specifically Self Storage! My biggest hurdles has just mainly been getting out of my own way and bad habits as a business owner! Looking forward to learning from the successful people on here on how I can change that! I am looking forward to connecting with you all and LETS MAKE SOME MONEY!

Jaylen, coming back to this because your intro is still the sharpest one on this page. You closed a land deal and you said your real hurdle is getting out of your own way as a business owner. That is an honest answer and it is the right one. On self storage, do not start by hunting facilities. Start by learning to read one. Income, occupancy, expenses, then value at a cap rate. Once you can do that on paper, the mom and pop owners are easy to find because they are the ones with no website and a hand painted sign. Go read the Arkansas self storage breakdown I posted in General discussion. I show the same 290 unit facility valued two different ways and where the $150,000 assignment fee comes from. That is the whole skill in one post. Your 15 minutes: find three independent storage facilities within an hour of you that have no corporate name on them, and write down the owner name off the county record. Post how many you found. That is a pipeline, not a hobby. 🏠
