Ive got a lead that ive been working on for over a month and it happens to be one of the leads that Ellis gave me for summer school. One heir hung up on me weeks ago and refused to even have a conversation.

One heir deceased so her two children have interest.

Couldn't get ahold of third heir so I spoke with neighbor and I sent mail. The mail worked.

Her husband called yesterday on her behalf and discussed the situation with me. He called the heir that hung up on me a homeless drug addict who wont cooperate with anything. Another investor has a contract with his wife and the two children of the deceased heir so he gave me his contact info.

I spoke with the Investor who is still working on the property, has been for a couple years now. I believe he is working on a partition to get Linda the uncooperative heir out.

So although she is uncooperative i'm thinking of sending her a message explaining how an investor has the rights to 2/3 of the property and will sell it from underneath her and I am willing to take her spot in that situation for a few thousand dollars. May or may not work but worth a shot.

Then I can offer to sell the 33% to the other investor.
