Listing A Mobile Home
I'm a relatively new full-time agent. I have a client who wants to sell their mobile home. At first, my brokerage assumed that we would not be able to list it for the client and that we'd have to direct them to the park management office and try to win the buy side from it. But, I spoke to the park management office today who said they specifically directed the client to consult a realtor for their mobile home sale. I did ask my brokerage for advice, although they're a bit slow to respond today and the client needs to list it quickly. I've only ever listed houses, does anyone have any advice on how to go about this? What questions should I be asking? What documents should I obtain from the client and management office to give this listing the best shot? Does this need to be cash-only? What is the best way to prepare comps for this property type? Thank you in advanced for help 🙏

Before I add this to Thursday’s workshops
I have been reading and listening to books/podcasts about human behavior as its connection to sales is incredibly important. Being able to spot if someone may be deceitful, honest, unsure, etc and then adjusting how we communicate and react in the moment is often the make or break it moment to getting the sale, negotiating the best terms, and/or handling a challenging situation for the better. With that, what if we did one Thursday a month on this? For example: 1. How to know when someone is lying? 2. How to spot a narcissist and how to handle them the best? 3. How to spot a type I client and what steps are best to manage them? Etc Whatcha think?
BTW
1. If you don’t do a video bc the last one got barely any views 2. If you don’t make the call bc the last one sucked. 3. If you don’t show up to work in person bc the last time you didn’t shine 4. If you didn’t role play bc the last time it wasn’t fun
