Listing A Mobile Home
I'm a relatively new full-time agent. I have a client who wants to sell their mobile home. At first, my brokerage assumed that we would not be able to list it for the client and that we'd have to direct them to the park management office and try to win the buy side from it. But, I spoke to the park management office today who said they specifically directed the client to consult a realtor for their mobile home sale. I did ask my brokerage for advice, although they're a bit slow to respond today and the client needs to list it quickly. I've only ever listed houses, does anyone have any advice on how to go about this? What questions should I be asking? What documents should I obtain from the client and management office to give this listing the best shot? Does this need to be cash-only? What is the best way to prepare comps for this property type? Thank you in advanced for help 🙏

Their response via email is "The lots are owned by Wilder, they are Lot leased, the home itself would be only for sale and probably aged out to move it (but I am not 100% sure on hers) Usually the homes are hurricane tied down. " Will this require a mobile home license to sell?
Hello!
Hey, my name is Hannah! I'm a real estate agent in Tampa. I've been in the real estate industry for about 4 years now, primarily working as a Mortgage Loan Originator and Community Association Manager - but as of April this year, I am a full-time agent. What I'm working on right now; I'm averaging at about 1 sale/month through Zillow Preferred leads and am looking to get that number to 3-5 sales/month - at least one of those each month being self-generated. Help 🖤 Nice to meet you all!
Hello!
Why Sellers Think Every Agent Is the Same
Most agents describe themselves with adjectives: - “I communicate well.” - “I work hard.” - “I negotiate aggressively.” - “I provide great service.” The problem? Sellers cannot compare adjectives. They can compare deliverables. For example: “I call every Friday with feedback, activity, or no news.” That is specific. It tells the seller what happens, when it happens, and what they no longer have to worry about. Here is a simple exercise: Think of one problem your sellers commonly experience and complete these two sentences: 1. My seller is worried that… 2. To solve that, I will… Make the second answer measurable. Not: “I will communicate better.” Instead: “I will send a written update every Friday by 5 p.m. covering showings, feedback, marketing activity, and next steps.” That is how you begin turning a generic service into something people can understand and value. 👇🏼The Three Levels 👇🏼 Every strong offer usually has: - Core: What every client receives every time - Bonus: A named deliverable that makes the experience easier - Guarantee: A measurable promise with a consequence attached Do not start by inventing bonuses or guarantees. Start by identifying the real problem and the action that solves it. Your move: Write one seller problem and one specific action you take to solve it in the comments. I’m teaching the full Problem → Solution Matrix, Core/Bonus/Guarantee sorting process, bonus stack, and guarantee development inside today’s paid Level workshop. One problem I'm having is to get sellers to be realistic about home pricing. I have not figured out a good solution yet, I try to just show them the market data, but any pointers would be appreciated!
