Hi Guys - I’ve owned a 2 unit in Gorham Maine for a few years. It wasn’t purchased as a rental really but as a house hack for my son. That has evolved over time and just for grins I ran the BP rental analyzer on it. 🫠 It looks kind of grim. BUT the real reason we paid what we did for it is because it has a separate buildable lot. This is the piece I’d like to talk about if there is time. I’ve attached the deal analyzer here but not sure it helps much.

Wish I was in a position to possibly buy this one! This is the first MLS deal I've seen in a while that shows any cash flow at all. What do people think about this? Anyone have practical experience with evicting inherited non-paying tenants? Sounds like this building has two. A few question/ thought of mine: - Yes this cash flows on paper, but the units are pretty rough shape. How are folks accounting for additional capex that will need to be applied to situations like this where you're dealing with evictions AND repairs that will need to be made when the existing tenants are out?

Hey all, anyone feel like checking this one out? Is this a virtually turnkey property with *some* positive cashflow right off the MLS? Am I missing anything here, or making any incorrect assumptions? https://www.zillow.com/homedetails/390-Parker-St-Gardner-MA-01440/57584841_zpid/ Assumptions I'm weary of: - Heat source - I'm assuming based on pics that all heat is electric baseboard, and therefore paid by tenants, evidenced by the multiple electric meters pictured on the outside of the house. Correct assumption? Is there another way to find this out if it's not on the listing details? Is it acceptable to call the listing agent to get details like this? - Insurance/ taxes - Used a ChatGPT number for these, cross referenced with my current triplex in Gardner - Water/ Trash/ Sewer - Used my current triplex numbers - Rents - Used HUD rents Questions/ Unknowns: - How much stake are folks putting in listing pictures when analyzing deals? I.e., Are these analyses just intended to get you to a point where you determine if it's even worth going to tour the property? Is there anything I'm missing here? Would much appreciate another set of eyes on this one. Thanks!

Hey guys just want to share a property I am currently house hacking. 88 Charles street Rochester NH. It is an over under duplex both units are 3 bedroom, 1 bath. I purchased this property just over a year ago with the numbers not looking great but knowing I'd be living in one unit. The property upgrades on both units are complete and new lease is signed. upgrades included new kitchen in both units, new bath in the upstairs unit and paint/wall repairs through out. Some electrical upgrades were done like outlets and lighting fixtures. We are currently owe $390k and are doing a Refi to drop our rate from 7.1% to 5.6%. I"d love to see your analysis on this property and I'm happy to wander any question on the process. purchase price - $430k Current ARV- $530-$550 Cash invested- $38,000 previous rent (total for both units)- $2400 market rent- $5000 Current rent- $3900 (still room for growth)
