Changing weekly call schedule.
Hey everybody, I think I’m gonna change the call set up to one call a week for an hour with me since Jon also does an hour If you have any preferences on time, I would love to see it! Throw a comment below. I’m thinking of keeping a 10:50 AM call on Monday or I might do a Wednesday morning call from 8 to 9 AM instead. Let me know what you would prefer or if you have a different idea.

Monday. You say 10:50am EST. Would that be 11:00am EST or it truly would begin at 10:50 EST?

Analysis paralysis is real. Even after analyzing deal after deal - I am sometimes talking myself out of situations. I toured a 63 unit portfolio in Maine the other week. Walked every unit and gave it a gradient of A, B, C and D (A being new construction and D being a total gut). Wrote down some notes and made it squeaky clean. Incredibly simple deal from a cut and dry perspective. Here's what I did wrong - I kept saying "but what if" instead of looking at my notes/facts. I played out scenarios that haven't happened yet. The key - I just needed to make an offer and figure out what I needed to do if we are under contract. If we aren't under agreement, then none of that matters. Be decisive. Know your numbers. Go on to the next one.

Tip of the Week - AI Skills
Hey all! Skills are the gateway drugs of AI once you know how to use them - your AI world grows A LOT. I am sharing one of my Deal Analyzer skills for commercial 5+ unit Multi-family. I use this religiously to test various parameters of deals. Load this into an AI and check it, THEN audit it. Preview it and play with the skill. It's not perfect, but tells me a lot about what I am working with.
