Hey all - sharing my weekly market report. Here's a blurb and attachment! Major Market News - Major Development: A developer plans to build 362 market-rate apartments in central Lowell. The housing will be spread across two six-story buildings located by the Pawtucket and Hamilton canals, signaling strong institutional confidence in the market [20]. Occupancy & Trends: Lewiston has a higher vacancy rate of 6.49%, with a slightly loosening trend [24]. Year-Over-Year Rent Growth: Despite the vacancy rate, Lewiston has seen significant YoY rent growth reported at 12.92% [23]. Major Market News - Housing Developments: City officials are considering a tax increment financing deal for a 152-unit housing development on Middle Street. Another developer is seeking a city tax break for a $36 million housing project containing 152 units [25][26]. - Zoning & Regulations: The Lewiston council recently approved multiple zoning changes, rejecting a 20-foot minimum height provision [27]. Additionally, the city has banned rent increases on mobile home lots for 6 months [28]. Revitalization: The city's ongoing "renaissance" is heavily linked to efforts to fill and repurpose prominent vacant buildings downtown [29].

Hey guys I just wanted to share my buy box. I am currently in the market for a 2-4 unit property within 35 minutes of Portsmouth NH. Pre-approved budget of $600k financing. I am looking to house hack this property so at least one unit with a 3 BR is a plus. Ideally a value add property that will be a LTR after renovations. If you're an investor then there is ONE measurable skill you should track on a weekly basis; offers made. I make it a point to make 5 offers per week. That MOVES the needle. It forces conversations, forces analyzing deals and forces actions. Make offers. Make Smart offers.

What if you're not in a position to be making offers, but are working towards that goal? Say you’re not well capitalized to make offers; Could a parallel goal to analyze 1 property a day etc.?

@Kris Danaher no thoughts on partnering at the moment, as I’m not sure what benefit I bring the to the table. My goal for our next investment is to run a rehab without a swinging a hammer myself to build a system around rehabbing properties. I’m in the process of securing a HELOC on our current househack to use as the basis for our next purchase alongside whatever cash we can save up.

390 Parker St. Gardner Analysis
Hey all, anyone feel like checking this one out? Is this a virtually turnkey property with *some* positive cashflow right off the MLS? Am I missing anything here, or making any incorrect assumptions? https://www.zillow.com/homedetails/390-Parker-St-Gardner-MA-01440/57584841_zpid/ Assumptions I'm weary of: - Heat source - I'm assuming based on pics that all heat is electric baseboard, and therefore paid by tenants, evidenced by the multiple electric meters pictured on the outside of the house. Correct assumption? Is there another way to find this out if it's not on the listing details? Is it acceptable to call the listing agent to get details like this? - Insurance/ taxes - Used a ChatGPT number for these, cross referenced with my current triplex in Gardner - Water/ Trash/ Sewer - Used my current triplex numbers - Rents - Used HUD rents Questions/ Unknowns: - How much stake are folks putting in listing pictures when analyzing deals? I.e., Are these analyses just intended to get you to a point where you determine if it's even worth going to tour the property? Is there anything I'm missing here? Would much appreciate another set of eyes on this one. Thanks!
