Dubai Realtor was sending outreach messages manually , I fixed that!

I built a WhatsApp automation for a Dubai real estate agent and it closed 5 extra deals in 14 days.

Here's exactly what I built and how it works.

The agent was manually sending WhatsApp messages to hundreds of leads every week. Copy pasting names, following up, logging responses in a spreadsheet. Hours of work every single day with no system behind it.

I replaced that entire process with an n8n workflow connected to WhatsApp Business API and Google Sheets.

Every morning the system pulls all unsent leads from the sheet, merges them with the right message template based on which property campaign they belong to, and starts sending one by one with a 45 second gap between each message so it never looks like spam and never triggers Meta's rate limits.

The moment someone replies it gets interesting. The bot reads the reply in real time. If they clicked "More Information" it sends a warm response instantly and logs them as a hot lead. If they typed something like "yes" or "interested" or "tell me more" the AI classifies it as positive and fires a follow up immediately. If they hit Stop or Unsubscribe they get removed automatically and never contacted again.

Every single interaction gets written back to the Google Sheet with a timestamp, what they said, and what bucket they fell into. Hot leads. Unsubscribed. Neutral. All organized without the agent touching anything.

In 14 days the agent sent thousands of messages, generated dozens of qualified responses, and closed 5 deals directly traced back to this system. The whole thing runs while he sleeps.
