I NEED ADVICE PLEASE!!!!
Due to my life circumstances my budget is extremely limited as of right now to spend on marketing or softwares, so I have been grinding every night after i get home from my 9am to 9pm job, and I scour the public records, and indeed I have generated around 26 highly qualified leads with very motivated sellers no mortgages involved, pure equity, i literally stay up night in night out until 2 to 3am filtering through records one by one, these sellers have no attachment to the properties anymore for various reasons. MY BIGGEST PROBLEM IS NOT BEING ABLE TO FIND THE CORRECT PHONE NUMBERS OR MAILING ADDRESSES to actually speak with these sellers, most of them are over 55 years old, I tried calling relatives, no one answers, i tried neighbors, no luck, can someone please tell me/ us some creative ways ot get in touch with these sellers? PLEASE SOMEONE ADVISEme/ US 😪

@Tracelle Johnson yes i 100% agree. I am doing that as we speak. thank you for your input Ms. Tracelle, so far i have gotten plenty of NO's and I have one active lead I am working on with the seller and his grandma, and another D4D lead of a total ruined property that the owner is in prison. but i have to say, I am probably around 1000 targeted cold call to sellers and their neighbors and their relatives, a lot of NO's, like a lot. but when I hear a No from a seller or relative etc.. it actually makes me happy because I am being constant with it and the YES is just a matter of time, the fact that I sell vehicles for a living in my 10 hours a day job helps me with cold calling and protecting my mental health when hearing too many rejections, also I am good on the phone since I have to cold call everyday in my full time job. this is a journey that i am surely enjoying even tho I havent gotten a deal yet, it is a matter of time, I have in mind that whether i should outreach everyday for a mon th or for 12 months to get the first deal then that is what i am going to do, whatever it takes.

Hello! Just a quick question…at what time frame do you contact pre-foreclosures? What have you had the most success with? At the 30 day mark or farther back at 60-90? Please let me know! Wanting to dive into this category for getting those deals!!! 💰
