If you're buying your first rental, is it better to buy something already occupied or something vacant where you choose the tenant?

Just read up on this yesterday so if there is someone who can cosign that would be great. We all keep our emergency funds in various places. For me I use a brokerage account and was earning ~3.3% interest, however that interest was being taxed both federally and locally. It seems however that if you buy T-bills, which I can through brokerage, they earn ~3.86% and the interest earned is exempt from state tax. Was thinking of creating a ladder system using them and wanted to see what everyone's thoughts were. I know its not a big thing but I try to save anywhere I can so just wanted to share to see if A. I understood the info correctly and B. Anyone else has done this. Thanks

How important is your credit score when getting started, What types of things are influenced by your credit score?

Someone sent an home inspection to me and requested i give them some feedback, the person is new real estate since he thinks a neutral party will give him an honest answer, i look through it there are some electrical work that need done , so I want a second opinion from group members, so we can all learn .thanks

So between dion‘s skool and one rental at a times skool and maybe other skools and things of similar nature combined with local real estate investor meet ups and your daily life. How do you balance it all? there are so many skool calls now that I would like to attend, which is awesome dont get me wrong but I can’t because of life or overlap and it makes me feel like I’m missing out, I do join when I can but I am getting more fomo. How do you guys handle it all?
