As far as pictures go the real estate agent and local investor said the photo order looked perfect. She said the exterior front shots the tenants care the least about so she likes those at the end and the backyard shot is for anyone who might care about having a backyard. As far as pet fees i know about 7 years ago I think my girlfriend said she was paying about $25/mo for a pet fee in a B class apartment complex. My investor/agent friend looked at the $100 /mo pet fee and said she thought it was fair to start with and see what happens especially knowing how i feel about pets like she does. I did change the listing to small pets negotiable with applicable screening and fees so its not right up front. As far as any yard work its been cleaned up, its much better than it was. The grass has a hard time growing near that garden bed as it slopes down and collects water. The trees and stumps will go at some point just not today, ive already spent enough money this year. The driveway shot is only there to show what the parking situation looks like. The truck is one of my tenants. As far as the handrail, yeah i probably could but its only one step up ill add it to the next list of things to do. I dont know what that is in the bathroom, i assume its hiding ducting. Yes that carpeted storage thing is unique to this style and age of building. my realtor/investor friend has 2-3 of these duplexes just like mine in the same zip. I did do the premium boost with rentredi which lists it on zillow, trulia and hotpads. by default it lists on rentredi and realtor.com. I also put it on facebook marketplace and when anyone asks if its still available i have been sending them the link on zillow asking them to apply there. not sure if thats the best approach or not. I may look into also listing it on apartments.com but havent gotten that far yet. So far its been just over a day and i havent had any interest yet so im not sure what to expect. We are in the middle of october now entering our slower season. Ive made a few edits over the course of the last day and ive noticed when i click the link in rentredi to go to realtor.com it says it will be active in 6hrs. so maybe my constant minior tweaking things is preventing the listing from being live long enough for people to notice, again not sure how it works.

@Jeff H I’m using rentredi which syndicates it out to Zillow and a few others. Zillow seems to be fairly popular here so I’ve been screening mostly through Zillow. Another local investor had some sort of background screening tool so I just give her the name and phone number and she can do a further background check beyond what Zillow can do and that’s helped. It’s only been on the market a week, I’ve only had about 3 applicants and all have not met the requirements so it’s an easy decline button.
A Little Thank You to This Community
I wanted to take a minute to thank everyone who has taken the time to respond to the questions I've been posting here. I've been asking quite a few questions lately, and I've really enjoyed reading everyone's answers. Some of you have been investing for decades, others are just getting started, and everyone brings a different perspective to the conversation. One thing I've learned over the years is that no matter how much experience you have, there's always something you can learn from someone else. Sometimes your responses confirm something I already believe. Other times, they make me question the way I've been looking at things. And I think that's a good thing. I know everyone has their own businesses, families, and responsibilities, so I genuinely appreciate you taking a few minutes out of your day to share your experiences, opinions, and lessons learned. Hopefully, these questions and the conversations that follow are helping others in the community as much as they're helping me. Thank you all for participating and making this such a valuable community to be part of! @Dan Conden @Dion Talk Financial Freedom @Ben Faupel @Beth Traverso @Billy Jackson @Daqian Liu @Eden Meng @Emily Harper @Flavio Macias @Gus Ofili @Gabriel Rojas @Harrison Tradebetter @Ivan Zuniga @Jack Stewart @James Hillis @James Van Tassel @Janell Magdaleno @Kevin Williams @Kevin Moll @Lindsay Barrientos @Myki H @Cody Davis @Cody Albright @Cody Evers @Cory Wallace @John Litz @Craig Parsons @Jay Molis @Joshua Gossett @Joshua Lupo @Josh Burdick @Nandini S @Christian Ridenour @Ryan Clark @Mitch Rykhoek @Ashley Pereira @Ian Bertsch @Víctor Letayf @Steele Kruzel @Steven Cacace @Steven DiMartino @Steven P @Michael Zuber @Noel Ntoro @Arune Garcia @Wayne Wong @Jonathan Gamble @Scott Panaro @Val Fears @Tiffany Agee @Jason Calascibetta @Marc Financial Fire Fighter

Tonight’s Tuesday Workshop is uploaded!
The replay is now in Classroom: Tuesday Workshop. Tonight we covered the Annual Property Review, 10 things I think every rental property owner should review at least once a year. The math is only one of the ten. We also covered the other things I look at to figure out how the property is actually performing and ultimately answer a much bigger question: Do I still want to own this rental? If you missed the live call, check out the replay and run your own rentals through the annual review. Then come back and let us know: Did anything surprise you when you looked at your property this way?

Well that was fast!
0% finance or get the rewards
For those of you who have had major expenses such as a new furnace or ac do you take the 0% financing offer for say 12 months or do you put it on your credit card and earn the points? I’d think for something like a furnace or ac it could be labeled as a cap ex and maybe it would be better to pay for it all up front for tax purposes? What are your thoughts. What have you all done for various expenses… maybe it depends on the expense so let me hear what you do!

@Steven DiMartino are you still able to take the entire amount as a write off for major capital expense on the taxes you wouldn’t get the miles points or cashback rewards which is a trade-off but I’m curious about the taxes. Maybe that doesn’t matter for taxes because the amount is still the amount.

@Steven DiMartino pretty sure hvac is considered a capital expense so you should be able to write that off
The Dionism Collection is live!
If you've spent much time around Dion McNeeley, you've probably heard a few “Dionisms” along the way. Over the last several months I've had some fun turning a few of those sayings into designs, and with Dion's permission, I've put together The Dionism Collection. I'm starting with mugs. There are several different designs available now, including But Not Today, What Would Dion Do?, Come at Me Bro, Don't Get That ICK on Me, Have a Day Full of Amazing and a few others. These were created mostly for people who know Dion and understand where some of this stuff comes from. If you know, you know. I'll put the link to the collection below if you want to check them out. And if there's a Dionism I've missed that belongs on a mug, let me know. Https://Oldguyrei.com/shop/dionism-collection
