Do you give your "boots on the ground" a free unit at your facility?
Question for current facility owners. Shane and I have never had a problem allowing our any of our BOG to have a free unit (depending on occupancy, of course). It gives them a different prospective utilizing the facility as a customer as well as an employee. Do any of you do this? If so, what issues have you experienced? Positive or Negative..

@Andrea Chapin probably should but managing people is definitely not my strength even though I would have to do it if I owned a facility farther away

Deposits - antiquated or …?
Kept seeing comments on various platforms about how “tedious”tracking advance refundable deposits is, it really piques my interests as what exactly do operators do to “track”? I assume most of softwares take the deposit payment and categorize it (accounting wise) in a separate bucket, and when move out happens, you just click the refund button if the tenant didn’t do any damage? Is this not the case? I had no prior experience taking in deposits so would like to hear others who had and what the pain points are specifically.

Personally, I wouldn't take deposits. The headache factor alone, to me, doesn't seem to be worth it. Although, I'm open to hear from others that do take deposits and how it works for them.

@Brent Hendricks I like that idea of crediting their refund to their account and not worry about keeping track of it anymore. I had a few tenants that paid deposits from before I purchased the facility and I just mailed them a check. Fortunately when they did move out there were no issues and they cleaned out the unit.
Auction Websites
Would like to get feedback on auction websites. Are there any benefits to one over another one? I've only used StorageAuctions.com but wanted to see if anyone in the community has any insight. Not sure if it's better to try and find one that other storage owners in the area are using or if that matters much? Do you also post the auction on your social media (FB) pages?

Thanks for the feedback @Ying Fu and @Shane Chapin...I just wasn't sure if putting it on FB would lead to a bad reputation or not in the small town, as the mean storage owner that auctions your stuff. Fortunately, I've only had this one unit, which was this past month, that only 1 person bid ($10) and didn't end up showing up to clean it out.
Intriguing Markets
Hey all, I'm starting to establish the foundation for my first facility purchase. Besides talking to people that may be interested in partnering, I'm beginning to research different markets to focus on specifically. I'm wondering what others look for when identifying favorable markets to begin their search, and if there are any in particular that interest you at the moment. While I work on prepping the capital stack, I'd like to establish the muscle memory of searching for deals and if a market is attractive enough, potentially reach out to brokers in the area. Would love to pick your brains, and any advice is appreciated!

@Shane Chapin great "thumb rules"...I agree that as long as the supply & demand are there, then population isn't as concerning. Plus that limits the number of developments that someone else might do. Some of these rural country folk have all the heavy equipment to bulldoze some trees, bring in some dirt and throw up some metal buildings over a weekend! 🤣
