Moving a property into a business
Morning all, with the Christmas break here I’m planning on taking some down time but also figuring out the best move with a property I have. I need advice on if it’s worth moving/selling a property I own personally into my business name. Are there any FA who can help me with this? Merry Christmas everyone - had a great day 🎉🥂🎄
🎯 3 Types of Sellers Who Say YES Faster in December
December isn’t slow.. it’s selective. The key is knowing who is most motivated. 1️⃣ Tired Landlords Fed up with repairs, voids, regulations, and rising costs. By December, many just want out and a fresh start in January. ➡️ Lead with relief, not price. 2️⃣ Sellers Under Year-End Financial Pressure Mortgage hikes, tax bills, cashflow issues. They value speed and certainty more than squeezing the last pound. ➡️ Fast solutions win here. 3️⃣ Sellers Relocating Before January New jobs, moves, life changes. The property becomes a problem, not an asset. ➡️ Simplicity beats negotiation battles. Key Lesson: Motivation beats market conditions.December rewards investors who target the right sellers. Which seller type do you think is easiest to negotiate with 1, 2, or 3? 👇

I am yet to start my property journey, but having a property on the market currently which I renovated with the aim to take the profits to start off the business, I’m quite disappointed with the market at the moment. I have a beautifully renovated cottage at a good price and ideal for renting or sale to first time buyers yet I’m getting nothing, the estate agents aren’t even getting viewings and I’m at a bit of a loss - I am not desperate to sell but would fall into no. 2 here yet no one is coming forward - very frustrating but let’s see what next year brings

Advice please
Hi there, I am very new to the community and I wanted to see if anyone could share any advice/ help on selling a property you own to your business so it can be rented out. It’s the only property I own (but I live now with my partner) I’ve fully renovated it over the past couple of years and It’s been on the market for sale for a year now but for some reason it’s just not selling (it is a listed building and a bit quirky which may be the reason). I was hoping to sell it so we had the profits to start our property business, however now I think it may be best to rent it out but I want to do it through the business. Any advice much appreciated.

@Ethan Clarke Hi Ethan, nice to meet you and thank you for the help. I think because it’s an older builder I’d prefer to use an agent that said I’ve had it completely renovated and I’ve not had an issues so I’m not sure really what’s best. But I’ll do my research and seek advice re tax etc first
