Getting Started in Real Estate When You Have Limited Experience
One thing I’ve learned in property business is that lack of experience isn’t always the biggest problem, lack of direction is. A lot of newcomers enter real estate thinking they need to know everything before making their first move. So they spend months watching videos, joining communities, studying strategies, and collecting information… But never actually get closer to their first deal. Here’s the reality: You don’t become experienced before taking action. You become experienced by taking calculated action. The key is not trying to master every real estate strategy at once. Start by choosing ONE strategy, ONE market, and ONE clear objective. For example: 👉 Pick a specific strategy you understand. 👉 Study one local market deeply. 👉 Learn how to analyze the numbers. 👉 Start building relationships with people already doing deals. 👉 Look at real deals, even the ones you don't intend to buy. 👉 Learn from every offer, rejection, and mistake. And here's something many beginners overlook: Your first goal shouldn't necessarily be making the biggest profit. Your first goal should be learning how a deal actually moves from finding an opportunity → analyzing it → negotiating → financing → closing. Once you understand that process, your confidence changes because you're no longer operating on theory. You start recognizing opportunities that other beginners overlook. The interesting part? Sometimes the person with the least experience can progress faster than the person who has been “learning” for years, simply because they have a better system for turning knowledge into action. So if you’re currently stuck because you feel you don't know enough, ask yourself: Am I actually lacking experience, or am I waiting to feel ready before I start? @Cameron Hunt That’s a solid way to look at it, Cameron. I especially like the distinction between using rent-to-price to quickly screen a deal and then letting DSCR and true cash-on-cash determine whether it actually makes sense. My own success in real estate was also helped by building multiple income streams alongside property, which gave me more flexibility when evaluating opportunities rather than relying on one source alone. I’m curious,has your underwriting approach changed significantly from when you first started investing, or have those metrics always been your core filters?
The One Question April Asks Before She Passes on a 3 Bed 1 Bath
April does not buy 3 bed, 1 bath houses. But she does not delete the email either. She asks one question first. Can I add a bathroom? That is the whole filter. A second bathroom is one of the few things you can add to a house that genuinely changes what a buyer will pay, and it is usually cheaper to do than people assume. Here is the one that proves it. April bought a house on Nathan Drive that was a 3 bed, 1.5 bath, thirteen hundred square feet. In the hallway there was a half bath, and right next to it, a closet. So they knocked out the closet, ran the shower into that space, and the half bath became a full bath. Now it is a 3 bed, 2 bath. Same footprint, same walls, mostly. It sold in three days for $310,000. Then a wholesaler sent her a house five doors down. Twelve hundred square feet, 3 bed, 1 bath. Her first thought was not no. It was, okay, where does the second bathroom go, and can I turn one of these bedrooms into a real master? That is the difference between looking at a house and reading a house. Most people see the bed and bath count on a listing and sort it straight into yes or no. April sees the count and starts hunting for the closet, the oversized hallway, the laundry room that is bigger than it needs to be. Somewhere in a lot of 3/1s there is a second bathroom hiding. One thing before you run with this. April did not guess at what the finished house was worth. She looked five doors down. The house she had already sold was 1,300 square feet with a true master and it went for $310,000. This one is 1,200 with a master she would have to build. So she called it $300,000 and worked backwards from there. Add the bathroom in your head, then go find what that version of the house actually sells for on that street. Look at the next 3 bed, 1 bath that hits your inbox and just ask the question. You might be looking at the one house on the list nobody else bothered to open.
