3 Ways to Get an Agent to Actually Call You Back
Agents are April's number one source of deals, hands down. But when you're just starting out, you call one, leave a voicemail, and hear... nothing. And it's easy to assume they're not interested. Usually that's not it. You just sounded like everybody else who calls them. Here's how April gets agents to actually call back: Lead with what you do, not what you want. "I buy houses in your area and I close fast" lands a lot better than "do you have any deals?" One sounds like a real buyer. The other sounds like a tire kicker. Give them your buy box in one breath. If an agent can picture exactly what you buy, they can match you to a deal on the spot. If they can't, you're forgettable. Give them a reason to remember you. One clear sentence they can repeat to a seller, like "I know a cash buyer who closes in 14 days and takes it as-is, so you don't have to fix a thing." Hey everyone, this week's Wednesday call is cancelled since April is traveling. Instead, here is something you can actually do this week. If you want deals from agents, you need a list of agents. You can build one with AI in about ten minutes. Open ChatGPT or Claude and paste this: Find 25 active real estate agents in [your county]. For each one give me: full name, brokerage, phone, email, and a link to their agent profile or a current listing. Only include agents you can verify from a public source, and include that source link for each. Put it in a table I can paste into a spreadsheet. Skip any agent where you cannot find a real, verifiable phone or email. Prioritize agents with listings that have been sitting 45 days or longer or have taken a price cut. Then do this before you contact anyone: spot check five of them. Click the source links and confirm the name, brokerage, and phone are real. AI will invent contact details if you let it, and nothing kills your credibility faster than an email bouncing on your first touch. Once your list is verified, you need something to send them. @Nick Vallarelli This is awesome, congrats. Going from a contract every 60 days to 15 in 90 is a serious jump, and the fact that you did it by leaning into agents plus AI is exactly the shift I think is taking over. I spent years wholesaling, and the piece that would have changed everything for me is having AI and the CRM do the prospecting so you just show up to underwrite and close.
