I figured I’d share a quick update and an opportunity for anyone looking to close more deals or partner up on something active. Right now, I’ve got 50+ contracts pending in Florida, and I’m looking to move them quickly. The mix is about 80% vacant land and 20% distressed SFHs (mainly 3 bed / 2 bath). These are all motivated sellers who are ready to close fast for the right price. I’ve already run full comps on every property, verified the situations, and I’m in consistent communication with the sellers — so the groundwork is done and the intent is solid. Make one thing smoother. Momentum doesn’t come from grinding harder… it comes from removing friction.

Absolutely agree with this. Most people think they have a lead problem, but what they really have is a leak problem. I learned really quickly in wholesaling that you can generate 100+ leads a week and still close nothing if your systems are chaotic. But when you slow down, clean up your backend, and actually understand where each lead stands in your pipeline, everything gets easier. The truth is: - Most follow-ups aren’t happening. - Most warm leads aren’t tagged properly. - Most conversations never get revisited. - And most beginners jump to the next shiny thing instead of tightening the thing they already have. I’ve noticed that every time I simplify just one part of my system — whether it’s how I organize sellers, how I schedule follow-ups, or how I track KPIs — the whole operation starts to feel lighter and more predictable. Like you said, momentum comes from removing friction, not adding noise. If anyone here feels overwhelmed, start by cleaning your pipeline and tightening your follow-up. You’ll actually be shocked how many ‘dead’ leads aren’t actually dead at all — they were just buried under clutter. 👊🏾
