This is a huge debate on our development projects. PEMB vs Tilt vs Wood Frame construction. Which do you prefer and why?

PEMB almost 100% in our area (Central Texas) for small bay flex. Tilt wall is generally for larger projects here. Only developer in our area doing CMU block is Personal Warehouses which I think started in Colorado and they do block on almost all their projects.
Water Usage

The Quality Gap
This is a great slide from our SBF team on the widening gap between small bay industrial quality. As you can see over the years, the gap has continued to widen between effecient build and higher end build, not only does this translate from rents but also makes a big differnce when it's time to sell.

I agree with Cody on what his research is showing. Also like the concept of Showroom on the front with efficient in the rear. Look at including drive thru capabilities on your end caps if you are in the right spot for a Coffe Shop, Dry Cleaners, etc.
Flex Connect Conference — Houston, Sept 30 - Oct 1
Anyone else planning to be there? I'll be at Flex Connect this year. Two days, fully focused on flex and small bay: construction costs, financing and capital stacks, deal structure, live underwriting, the real operator stuff, not general CRE fluff. @Rob Calise I attended a few years ago. I think it's well worth it if you are relatively new to Flex or even if you are just considering going into it. I already had charted out game plan based on 35 years of construction and development history but I picked up some great ideas. Probably the best thing I get out of these events is meeting and networking with others. Picking up one good idea or new contact can sometimes pay you way more than the price of admission.
Condo-Style Flex vs. Traditional Flex
What are the pros and cons of condo-style flex versus traditional flex industrial? Which model generates better risk-adjusted returns?

Cody's analysis above is on target in our area currently. In the right market, with good timing, the Condo model gets you paid faster, with higher cash on cash returns but the downside includes no long term income and no depreciation. We have seen our condo sales slow down some with rising interest rates, economic uncertainty, etc. Initially there was tremendous pent up demand due to a lack of product which has now been filled from the over saturation of new condo products in our market. If you combine that with an oversupply of old and new flex projects geared to rentals, who coincidentally are starting to drop rates, you need to seriously evaluate your market and the end game. There are at least 7 sizeable flex condo developments within 10 miles of our Georgetown project where there were zero 3 years ago. I will not build this same product as a condo model or rental model in this immediate area in the foreseeable future but we are looking at some new product offerings that nobody has produced here.......yet. Shital, give me a shout and I can give you some added insights and pointers if you are looking at a condo model.
