Marco, i apologize for not engaging in the group, however, that does not mean I am not extremely grateful for the community you've built and the value that you deliver. You share so much knowledge for free and that does help plenty of us know what's possible with the right skills. I still plan on joining your mentorship I just haven't had the money. I think my past failures and lack of capital affect my confidence as well as give me imposter syndrome. It makes me feel like brokers and potential lenders/investors won't take me serious without experience or capital to bring to the table. I have even created spreadsheets to underwrite potential deals to get a better understanding of the numbers and identifying a good deal. I love seeing the potential opportunities with value add, creative financing and forced appreciation. I guess I put things on the back burner until the time is "right" even though the right time is always now. I'm currently helping my 89 year old grandmother and expecting my first child soon. I know that real estate is the avenue to provide the best life for the both of them. You know your sh*t like nobody I've ever seen and I can only hope that you will be my mentor and/or partner in the future. Please keep the group alive. You give people like me hope for the future and a goal to aim for.
