How Much Upside Should I Leave on a Deal I am Taking to Market?
What's up Small Bay people! I am wrestling with how much I upside/value add I should leave the next guy who buys a property that I am taking to market. I am trying to strike the balance between being greedy and making sure my potential buyers have enough upside to close the deal. I am thinking of selling it at an 8 cap. Current NOI is ~348K, there are a few leases that need to be turned over, 85% of the leases are at market rate. When all leases are brought to market and rent bumps are taken into account year 4 NOI should reach ~417K. Address of the property is 3150 Doolittle Drive, Northbrook, IL Is selling at an 8cap realistic? What are your thoughts?

@Yog Melwani Thanks, Yog, 100% agree on those factors. Comparable transactions are selling for roughly ~$115-$120/ft an 8 cap would put me at $103/ft so I think I am going to go with that and see how the market takes it.
