For those who’ve completed BRRRR projects in Florida:How long did you typically wait before doing your cash-out refinance? I’ve heard opinions ranging from 3 to 12 months depending on the lender and market. Curious what timeline worked best in practice, especially in today’s lending environment.

Sorry I don't have an answer, but interested in the answers you are getting. I heard in some markets, lenders want to wait for a "seasoning" period before you can pull out any cash from a property... but I don't know much more than that. Hopefully some folks here can share additional insights!

I’ve been in this industry for a while now, and I want to make everyone aware of a common scam that targets investors looking for funding... Here’s the setup: - A scammer poses as a private money lender, offering unrealistic terms (super low interest, no credit checks, huge loan amounts). - It all sounds amazing UNTIL they ask you to send money upfront for β€œinsurance,” β€œprocessing,” "origination," or another bogus fee... - Once you send it, they vanish... βœ… Friendly Reminders: - NEVER pay money upfront for a loan. Real lenders are paid at closing, not before. - Always use a title or escrow company for funds! never wire money directly to an individual. - If someone pressures you to skip proper channels, that’s a red flag. - Remember: if the deal seems too good to be true, it probably is... Liquidating 0% credit cards for Business Funding?
Hi everyone! Like many new RE investors, I am investigating ways to get funding for my investments. I have been talking to a Business Funding company that helps maximize access to 0% credit cards. They offer a credit card liquidation service through an in-house fulfillment partner (they invoice you, they give you cash in exchange) at 0% fee. Anyone has experience with this? Is this a viable way to explore funding RE investments? What are the pros and cons you see with this method? Funding deals AS A BUSINESS is new to me and I am a bit perplexed about the right way to go (other than getting a traditional bank mortgage that relies on your personal credit and DTI ratio, or using some personal collaterals like with a HELOC or a cash-out refi). I'd appreciate any advice on the topic! If this has already been discussed in some threads, could you please tag me there? Many thanks!

@Latisha Youngblood Thanks for replying! Please keep us posted as you learn more about OPM options. I know there are private lenders, and business lending companies out there but not sure how to parse out best options.. I am much more familiar with personal bank loans. I am in the process of setting up my own business entity and learning how to get funding for it, so that hopefully I can invest in real estate through it. Let's share as we learn please...!

Another option I learned about is funding real estate through an SDIRA (Self-directed IRA. aka your retirement money). But there are some pretty strict rules to follow and I am still learning about them. Apparently you can partner your retirement account with your own personal cash so that way you can take out some of the proceeds of your RE investment and not leave it all within the IRA itself (which is the normal course of action when investing within an IRA). But I need to investigate that option more...
