PSA Finally Signed 🎯
After getting my LOI accepted early Sept 2025 on a 90 unit MF deal (Houston, Texas), it took another 2.5 months negotiating good terms for the final numbers to work! Both sides are very comfortable with deal & PSA finally signed by owner and EMD deposited.🎊🎉🍾 DD officially starts Monday! Celebrating the Closing of a 42-unit apartments in Corpus Christi, TX!!!
Celebrating the closing of the Rainbow Cove Apartments (42-units) in Corpus Christi, TX, here with the former owner, his wife and the property manager. We joked when we met the owner at the property, telling him to look for the "No Trespassing" sign, since he is no longer the owner. Blessings to you all !!!

Title company
Is it wise to you use the sellers title company or choose your own when closing on a MF asset?

@Rebecca Campbell Yes It depends on what type of deal I'm doing. If cost matters, It also saves you $$, but you need to make sure you do your due diligence on Title Co. and have plenty questions to ask if using the same as the seller.. Be very thorough in you questions! Thanks

First week of renovation in Houston!!!!
Caleb, Danni, myself,and one other partner I've taken on the 10 Plex in Houston renovation started while I was on vacation. This had the worst stucco and Roofing. I have seen in a long time. When I started projects like this used to take me months, it is so cool to see the systems in place for these projects to now take only weeks we're doing interior exterior and landscaping work to this property. Turning it into something brand new that it has never been. And an up-and-coming area of Houston this should look fantastic on appraisal
