9 unit, need some guidance
I have a deal, it’s a 9 unit, strong cash flow and the owner is willing to hold 15%, how do I go about getting a bank to finance the other 75-80%? Will banks even do this? I still have to come up with 5-10% but I’ve never done this before, If you’ve done this before dm me, I have all the numbers, thanks in advance!!!!!!!!

Ask Osgood AI what they think. @Liam Forrest
Let's Make a Deal!
Hi, I'm Patrick. I’m brand new to this community. I am here to expand my network, learn from experienced individuals, and achieve financial freedom. I live in the Western Suburbs of Chicago (Berkeley, IL). I have previously invested in 4-unit apartment buildings and single-family homes, and I now need to take the next step. I would love to partner with you to create mutually beneficial deals that will change our lives for the better.

Hey! Welcome!
First Position?
Hey everyone, when speaking with investors, they pretty much all say they want to be in first position or forget it and it's like, ok, how do other people raise capital without the investor being in first position on a seller-financed note? I know that they get the property if I fail... But it seems like that isn't really good enough for the majority of them... Really curious to see how @Cody Davis or @Christian Osgood handles this/ makes their investors comfortable with 2nd position... Do you simply just "sweeten the deal"? To justify the extra risk?

Uncertain. Perhaps find an outside, non-seller, equity partner instead? Or, perhaps make the seller a partner (owner) in your LLC in a proportion which is a great $$ amount than the 2nd position. Therefore, they are a co-owner and not in 2nd position at all.

So why did I Have Tai Lopez on the Podcast?
Tai Lopez getting sued by the SEC for $121 million. This came out right after I had them on the podcast. There are some red flags during the interview that I highlighted here and also I read the entire SEC documentation on this for interested this looks pretty bad.....
