OFF Market property Advice on 2 Bed Terrace
Looking for a second opinion on this one 👀 I’ve been analysing this off-market 2-bed terrace in Rochdale and wanted to get everyone’s thoughts. My numbers currently are: - Purchase target: £120k - Current value: ~£140k (conservative) - Potential open market value: £150k in its current condition if marketed well. - Assuming the rent stacks, I think this could make a solid buy-to-let with around £20-30k equity from day one. Am I being too optimistic on the valuation, or too conservative? I’d really appreciate your thoughts on: - What do you think the property is worth today? - What would you be looking to secure it for? - Would you buy this as a BTL at £120k? - I’ve attached the overview of the property. Yeah I've seen this one mate, there is a few in quarter mile in similar condition and same type of property middle terrace at the 140/143 mark. Our property is in alot better condition but if i can get the numbers to stack at conservative 140k gdv. Could potentially look to start putting an offer in around 115k & work up. Whats your thoughts?

Deal Tracker
Hi guys :) Happy Sunday! I thought I would share this tracker I've been working on as it may help others... I was fed up with switching screens and needed a tracker with all the info of the pipeline in one place. It has the calculators linked and when you press the big red buttons it will save all the info the front page. There are a few other things I've added to the Deal Tracker page such as follow up dates automatically appearing and conditional formating. Hopefully some people can make sure of it :) (also you have to accept the macros when you open it!) Let me know if anythings broken! :)

I wanted to see if i could get some advice/help on comparables for Number 87 bebington rd CH66 4RT I’m abit unsure on what to value this at as few sold comparables local but have drives, garages and slightly bigger etc. I’ve had the son in law reach out on my ads, about a property his wife’s nana is selling. Its currently on the market but has dropped from 180k to 170k in space of 2 months. I reckon 950 conservative rent and would be looking to advertise as btl/ small brr project if there’s room there to boost the gdv. Would appreciate the second opinion if you have the time to have a quick look through👍 @Sam Joy

Thanks mate! Really appreciate it 👊 It’s only been live since 10pm last night and it’s already brought in 2 leads, so I’m happy with the start. I’ve got an instant form collecting their name, email and phone number, then I’ll give them a call to understand what they’re looking to sell and see if it’s a good fit, then go from there really. The social media session definitely helped too – just focusing on being more consistent now. 💪
