Good news - Thanks for your training @Robert Stewart, we have turned this 3 bed terrace house to a 4 bed short term let in Hoole, Chester with light refurb within 4 weeks. Just received notice from our letting agent that it is rented out contractors for £200 per night bringing in £6000 gross income, approx. £3000 net per month. We bought it £62k below market value at £223k, as the value at pp time was £285k. The cost of refurb + furnishing is £16k. We plan to re-finance in 6 months time in March 2026 to see if it can be valued at £323k. Then it will meet the Property Unicorn 3 criteria: £100k uplift in GDV, £3k net income per month and no major development. You are right - Chester is the Goldmine Area. Our other HMO ensuite room can attract £800 per month in Chester now, which means our 6 bed HMO brings in £4800 gross, £3840 net pcm (after 20% void). New to the Club
Hi everyone, I am Era and I have joined the Club for a free one week trial with my husband Andrew. We are new to the world of property and feel overwhelmed by lack of clarity of which strategy to go with and all the learning as we both have a lot of commitments. We have already invested in our learning but still don't feel confident. I am really hoping this 7 day free trial will help us to move forward and find our fist unicorn deal before the end of 2025.

Welcome to the club. Dont put too much pressure on yourself to get a deal done in 2025. do the modules, work out your area and strategy first, then validate it so you are clear on what you are looking for. once that is in place you can just look for those opportunities and they will come. I am not full time in property, so need to make best use of the time we have. good luck.

Was anyone at Leeds Property Developers show last Wednesday? It was a really good day and we made lots of connections and had a huge amount of traffic at our stand. We are next to expo at UK Homes Network evening event on 22/10/25. If any unicorns are going pop and introduce yourselves to us.

Local Estate Agent can't project the market price - anyone else had this experience?
Evening all. Had quite a surprising conversation with an agent last week. We were discussing a flip property with a delayed completion, intending to resell in < 12 months and he said he can't value it. He says the sales market has all but dried up some sales have stalled as buyers are waiting on the budget now. And then as it's November it's likely to be January before there's any movement. Has anyone heard similar comments from residential agents?

Last quarter is always a difficult one for moving. It is good that he said what he has which shows you have to really price it right. I would ask, what sort of activity is happening and at which level and price point. That will help focus on the type of stock to look at for now and try and agree a longer term lease option with the properties that are currently not selling. At the end of the day all properties sell at the right price point, just need to know what that is and work the numbers from that.
