My name is Steve Ruthstrom and I live on Lake Conroe in Montgomery Texas with my wife and 13yo son. We've been flipping land for about 5 years so we have a little experience in this area. Sean, thank you for building something like this. My background is in tech and Agile project management, and I've been investing in land over the past year with flips across VA, TN, GA, and NC. I'm now looking to expand into development and other niches. My superpower is managing complex, moving-parts projects โ€” and I bring that to every deal I'm involved in. New Listing Under Contract in 48 Hours
Got a full price offer on my latest project in less than 48 hours! 20 Aggie Way, Franklinton, NC 27525 | Zillow This was a really fun one. I met an investor that was going to buy a MH from me and I was just going to be the dealer, but he asked if I'd be open to partnering. The agreement was I run the project and he'd pay for it. Total Cost- $216,453 Land- $42K + closing costs Home- $84K Clearing, Grading, Well and Septic, Footers and Install- $46,660 Brick Skirting- $7500 HVAC, plumbing, electrical, front porch & Back deck, driveway, labor, materials- $26,293 GC Fee- $10,000 Under Contract at $300,000 5% realtor commissions + closing costs Roughly a $67K profit I was lucky enough to have an investor that could do this one all cash, so no financing or holding costs which makes the numbers look better. We also hit a 2 month delay this past winter with all the snow and ice we got, so we actually were a little behind schedule. It goes to show that doing deals in the winter does get a little unpredictable. Us North Carolina folk don't know how to handle sub 30 degree weather or any snow and ice, so literally nothing got done for about 2 months. Had we had lender fees, that would've hurt, but that is the risk we take by doing deals in the middle of the winter, and is something that we need to plan for as investors. Overall, incredibly happy with how this deal turned out!

Manufactured Home Mondays
Last Monday of Q1! How did everyone do this month? What can the community be doing to help you guys hit your Q2 goals in the MH space? Updates on my end: Got CO on 1 of the 3 lots I was hoping to finish. The other 2 have final inspections called in for tomorrow, will update you guys when I hear what the news is Our road is still under way. We've had some issues with the neighbor. Long story short, he built a manmade pond and has been looking at this nice vacant wooded backdrop behind the pond the last 20+ years. He's livid that we are turning that 6 acres of woods into 5 homes, so he's doing everything he can to shut down the construction. He has no legal right or ability to do anything, but he's making sure we know he's upset. So we're powering through as respectfully as we can, but not letting him slow the project up anymore than he already has. Q1 recap- started my first 2 modulars, closed on 1 new MH lot (behind my goals for this year on new MH builds), and made some major progress with the minor subdivision. Overall I'd say Q1 went much slower than expected, but still tracking in the right direction!

Awesome @Sean Ade - cool to hear that you are expanding into modular builds. No worries if you feel that Q1 was slower than expected, that just means you were quietly preparing for a monster Q2. I closed on three lots and ordered two homes with one more soon to be ordered. Iโ€™m excited to start these build outs and will be posting any questions I have or learnings along the way.

Hey fam ๐Ÿ‘‹ Stoked to be here and learn & grow with you all. My wife and I got married in 2019, moved from Atlanta GA to here in Greenville, S.C. We now have 2 dogs, a bunny, 22 chickens, 2 goats and 5 kids. ๐Ÿ˜… Man how fast time flies and adventurous life can be. I started my real estate journey wholesaling houses back in 2020 in the middle of COVID. What a time to start wholesaling. Made great money and grew fast ๐Ÿ’จ Not long after about a year I was hit by a drunk driver and become an amputee over night. Left leg through-knee amputee ๐ŸฆฟAfter several months of rehab, I jumped back into my love for real estate but learned creative finance and private capital โ€” which allowed me to go from wholesaling to actually closing deals. Today land and mobile homes is my bread ๐Ÿฅ– and butter ๐Ÿงˆ I own a number of rentals (long-medium-short) and finishing up several house flips to focus primarily on land home packages and buying/selling land.
