1:1 coaching and mentorship
I recently joined Sean's VIP coaching program to take my land and home packages to the next level. My real estate experience was limited to being a "land flipper" so I wanted to tap into the knowledge of somebody who has completed 10+ land and home packages. Sean's program has saved me time, money and most of all - mitigated some of the risks from investing from out of state by guiding me on how to vet and build a team. The modules helped get me started but the 1:1 time with Sean is what will propel me to complete these packages at scale. I did not pay for any education to learn "land flipping" but I'm glad I paid for this education because I would have lost more money if I tried to do this on my own. Thank you @Sean Ade
Minor Subdivision Update!
Big news on my end! Just got word that my minor subdivision in Franklin County, NC got approval to begin building our private road! We began the project back in October and the last 3 months we've been patiently waiting for the county to approve our site plan to turn 6.5 acres into five 1 acre lots and a private road (type 2 road). Now that we got the approval on the site plan, we have to post a Bond with the NCDOT, and then we can begin construction on the road! Once the road is done, we'll be able to record the new lots and start building 5 manufactured homes! This is a much longer timeline than our normal infill lots because of the entitlement process, but once this is recorded our cost basis per lot will be way lower than anything we can buy in this area as an infill lot. Excited to share more updates as they come!

Project updates
Got this video from my team yesterday. I’m about 3-3.5 hours away from this project so I have a lot of reliance on my contractors. Sending me videos like this helps me keep an eye on the project without being there. Brick skirting and decks wrapping up today We’re just a few weeks out from CO (certificate of occupancy)
