Are you responding to leads fast enough?
Quick question How fast are you actually responding to new leads? Not ā€œsame dayā€ā€¦ I mean within minutes. Because most leads go cold fast, and whoever responds first usually wins the deal. I’ve been building AI setups that: – respond instantly – qualify leads – book appointments automatically Not selling anything—just curious… Do you feel like your current setup is fast enough, or leads are slipping through?

Curious to know, what does your lead qualification step look like?
Custom CRM for Managing Leads
Hi, anyone here use a custom CRM tool to manage their leads? I have recently been exploring GoHighLevel and I like it a lot. Yes, you can setup webpage, run funnels, setup campaigns and all these cool things. But, even at it's core, you can add contacts, setup follow-up automation via email or sms. I wanted to build calendar booking and Receptionist agents. so, I started working on Voice and Conversation AI agents, added company knowledge to the agents, so they don't hallucinate. Overall, they are quite impressive. I feel like I am just scratching the surface. Curious, has anyone used this tool or something similar? If so, for what kind of use cases?

AI Bots to Qualify Leads??
Hi everyone, curious to know — has anyone here implemented an AI bot (chatbot or voice agent) specifically to qualify new real estate leads? I'm thinking about how to transfer the manual qualification conversation to an AI that runs 24/7, so no lead ever goes unanswered. The big challenge I'm seeing is keeping it feeling natural and helpful. Sometimes, it fires off too many questions too quickly, and it hurts the customer experience. How are you handling this in practice?
Using Video to show property to out of town buyers
Shot this video last Friday and sent to my Buyer in Chicago. Hoping to send a LOI today to the Seller today. Video can be an excellent tool. https://youtu.be/LqGAOY5otq8?si=J3VClIYlCMkSdJTu

This is pretty great. And the background music is awesome.
Ideas for touching base to your "warm leads".
Who has fresh new ideas for touching base and asking for referrals for 2026. Do you think picking up phone and calling is best, buying gift cards from local coffee shops, client appreciation parties? I need some fresh ideas. I learned one from Kreg to put my card/sticker in a book for clients young kids.

I think, automated touchpoints work really well here too — a simple SMS sequence on a schedule keeps you top of mind without the manual effort

@Josiah Authier Exactly. Finding clients with whom I share geography, education or work experience makes personalization super fun.
