Getting new tenants/making more money
There is a contagious fear in most of us that causes us to avoid what we consider risk. In our industry the 2 most common fears are raising rents and getting rid of bad tenants. In both instances the fear is simplified down to the fear of losing money. If you get rid of a bad tenant that means finding a new one and missing out on rent until then. If you raise rents people might move out and then you'll miss out on the rent you had until you fill that lot. Both of these fears are irrational. You belong to an industry with unlimited demand and a vastly under-priced service. The cost to move is ridiculous to even consider for 75% of all your tenants and the other 25% didn't save their hard earned money to spend it on a move. So what is the solution? Advertise relentlessly on every social media platform, advertise on every real estate platform. Give your tenants referral bonuses for organic move-ins or home sales. I pay $200-300 for this service. Get your relationship currency up by engaging with movers, home sellers, lonnie dealers etc. Removing a bad tenant is profitable for everyone. You lose a headache. Your managers feel better. Many times your other tenants are grateful. If they aren't, they now know you'll boot the bad actors. Your credibility rating goes up with everyone. Collections will be better when other tenants find out someone was evicted for poor payment history. Make your notices obvious and public for known bad actors. I use pink paper for eviction postings. I have my managers post on the door and the end of the trailer most visible to the park drive and other tenants. It has EVICTION in large block black letters. It's embarrassing, it's showy, it's in your face and it always makes an impact. Nobody wants that pink paper. If your policies, procedures and records are organized because you decided to run a business by being all digital and not be a charity or hobby by taking payments by hand, taking cash, having paper contracts, and having personal relationships with your customer base, you'll have no issues in court.
