Contract Advice Needed
Hey everyone, I need your advice. I have a deal all set to go. However, the seller had his lawyer look over the agreement and the lawyer advised him to take the assignment out. I would hate for this to ruin the deal. Does anyone have any advice on how to handle this situation? Thanks in advance.

There is no no assignment clause, the lawyer is saying that he wants that taken out. I can’t personally close on this. I’m just looking to assign it.

Seeking Advice
We are now 6 months into 2025 and I have not gotten a deal since last November. I have been trying a combination cold texting and cold calling daily. I work a couple of jobs and have three kids that I have to drive from place to place most afternoons. Money and time are limited so I bootstrap it and get as many texts and calls in the free way as I can per day (roughly 75-100 texts and an hour to 2 hours of calling per day). Clearly with no deals to speak of, what I am doing is not working very well. Does anyone have any advice or tips that I can try to hopefully change the direction that I am going in? Thanks!

Any thoughts on hot markets? I know Birmingham, Al and Huntsville, Al are cooking right now. Same with Richmond, Va but I’m open to hearing others.

@Eric Brame I definitely don’t think I talk to enough motivated sellers. Then the ones that I think are motivated constantly have some excuse to delay the whole process.

If you haven't went to the classroom and tried the cold email method you need to ASAP!! It works

Is anyone having any success with this? I've been doing it consistently since Zach introduced it and I haven't gotten anything from it other than a phone call questioning if it was fraud and an email back declining my offer.
