Pulling County Records in IL for $0?
Does anyone have experience pulling county records in Illinois? I am looking to pull records for: - tax delinquent, code violations and probates Are there online resources where you can get this data for free? My searches thus far have not produced results. Thanks in advance.

I got a 3br 1ba 1,024sqft single-family under contract for $18,000! I went for no and got a yes. Guess I should’ve offered less.

HOA
How could a HOA stop me from getting a deal? Has anyone been through this? How do you deal with an HOA?

Not sure they would stop you from getting a deal done, but HOAs can make things difficult sometimes. For example, restrictions on what you can do with the property (improvements, not allow renters, etc). Also, I once had a property where the seller had to mention to his neighbor that he was selling the property and had to have in writing that they didn’t want to purchase it before I could get it under contract. We got the deal done, but it took longer than expected.

No, my seller dealt with the HOA. If there is an HOA on a potential deal, just talk to the seller to make sure they check to see if there are any restrictions.

So I guess this little guy does catch people’s attention 👀. Got my first 🔥 HOT LEAD today from this Bandit sign. Gonna reiterate, I’ve closed many deals, but was always reluctant to use bandit signs. For some odd reason I decided to be a little more open minded and try something new. If I had to be completely honest with myself, I probably thought I was too good to get out there, drive around and stick signs in the ground. 😂 JOKES ON ME‼️

Skip Tracing with Xleads ?
Hello everyone! I just reached Level 3 and have a quick question. I’m looking for a new platform for skip tracing. I’ve been using Kind Skip Trace, and it’s been good, but it’s getting expensive. I know Xleads provides unlimited skip tracing what are your thoughts on the accuracy of their phone numbers? Or do you have any other recommendations? Appreciate you!
