Assigning a contract again tomorrow!
Just got word back from my buyer he got approved! $3,500 assignment fee.

@Reed Hill it takes some time to get traction for sure, but it’s worth it. Imagine your first deal is your first day at a fast-food job. You learn as you go, so it takes a little longer. Instead of minutes, it’s weeks, maybe a month longer than the normal flow. That all depends on how fast you can make sense of what you learn and apply it effectively. Closing/getting paid can take between 2weeks to a month after getting a property under contract. Do not I repeat do NOT wait to work on your Buyers list until after you get a contract work on that while you’re working on getting a contract. It’ll give you a better chance of not having to terminate your first contract and getting discouraged.
This is crazy!
I’m working 6 contracts right now in my local market of only 17,000 people. I’ve “partnered” with all the local house flippers and landlords in town to “scout” properties for them using my wholesaling company.

@Mike Mooney yes they can. Well developed small towns (15k-40k) with a good economy in the Bible Belt are untapped.
Xleads vs Propstream vs anything else
Hey everyone, curious about everyone's experience and software stack. I'm excited for the new release this week and trying to make some decisions. I know this community is going to be biased, but from what I'm seeing, I'm having a hard time justifying using anything other than Xleads for everything included. Seems like everything else requires so many other programs and additional subscriptions to do everything Xleads offers. Has that actually been everyone's experience? Is anyone using anything else either entirely or supplementally? Any experience with propstream or Batchleads or REsimpli?

@Soren Loftus be sure the estimates are accurate in your market. The bells and whistles mean nothing if the numbers are way off. The estimates in my local market were over $100,000 high on properties whose true market value were like $50,000-$70,000. And it said to offer $90,000 for a property I got under contract for $15,000.

Say “ hi my name is Kayla Lott, I’ve got a few questions about your property, please give me a call back @(555)555-5555.” Be vague to peak interest. And think about it if you had that good return off of just five or six think about how that’ll grow if you really do put out that 150.
I know it’s a bit late but….
WE CLOSED!!!!!! This wasn’t our first contract, but our third. We got the contract and assigned it in 2 days! Closing was dicey because of issues with the buyer, but it finally happened and we got a decent payday. I gotta admit, I’m hooked, hook line and sinker.

@Kunmi Digital Solution absolutely. My brother is a software engineer and he’s custom tailoring a wholesalers dream crm that will handle my sales pipeline start to finish. But I’m always open to new ideas.

@Victor Tilgenkamp it’s just sticky notes rd4d style lol and they work out great. They say “I’ve got a few questions about your property” instead of directly asking if they want to sell, because they may have a different answer when you get them on the phone.
