COACH MARCO SET THE BLUEPRINT. I’M WORKING TO SET THE STANDARD. 🏁
One thing I’ve learned during this process: Don’t be a bonehead like me. 😂 When somebody gives you a proven blueprint, stop trying to change everything before you’ve mastered it. I spent too much time trying to make the numbers fit the deal. Now I’m learning to make the deal fit the numbers. That shift changed everything. Coach Marco taught me to start with income first. Not the asking price. Not the beautiful pictures. Not the broker’s pro forma. Not how badly I want the property. Start with VERIFIED NOI. From there, I can determine how much debt the income can safely support, what collateral value the lender needs, where my controlling number needs to be, and whether there is actually a path to closing. Then I put the opportunity on 1 of 4 runways: CAT 1 — OFFER NOW The income is verified, the numbers work, and there is enough alignment to put an income-supported offer in front of the seller. CAT 2 — VERIFY THE GAP There may be a deal here, but we need documentation first. T-12. Rent roll. Payoff. CapEx. Taxes. Insurance. Whatever proves the numbers. CAT 3 — DIAGNOSE FIRST We are too far apart to argue about price. Instead, find the actual problem. Why is the seller selling? Is the issue price, timing, debt payoff, repairs, taxes, certainty, partnership problems, or something else? That’s where I’m learning that the seller’s problem can create the discount. And I added another category to my own acquisition control system: CAT 4 — NCP: NO CLEAR PATH. This one has been important for me. Every property does not need to become a deal. If the income doesn’t support the debt, the seller won’t move, the problem cannot be solved, or there is simply no financeable path forward, I don’t need to force it. I can respectfully exit. Keep the relationship. Re-engage if circumstances change. And before leaving, ask: “Do you have another property or seller dealing with a problem that we may be able to solve?” That means even a NO can produce the next opportunity. My process now is becoming very simple:

Oh yeah - employees.... While you were being pimped out at work last week, I got on the phone for 20 minutes with a broker named Joe and locked up 3 hotels at 65 cents on the dollar. I'm not smarter than you. I promise. Ask anyone who knows me. @Tanya Donald , Thanks for the comments. I am interested in rental properties like duplexes,3plex etc. Also I have been searching for an hotel. Been following Marco for a long time even took the 2 weekends course on line and receive a lot of leads from agents but not sure what's holding me back

You do this too.STOP! You sure do! YA YOU DO! and its killing ya. Robbing you of your future. Someone says something and you preserve it like it’s sacred. You don’t test it. You don’t reframe it. You don’t ask the next question. You just eat it up and regurgitate it like its coveted gold... When did quoting and worshiping and obsessing over the obstacle become smarter than exploring solutions? If the bank is satisfied, wouldn’t the seller prefer not writing a $500K check? HOW is that question threatening? Is it because once you see a new path, you have to move? It’s easier to focus problems. Problems are safe. Problems let you sit there and keep chewing. Solutions? require responsibility. This call isn’t about a loan. It’s about what’s killing you slowly. Selective listening. Authority worship. waiting for the other party to stop talking so you can say what matters... the listening with an open mind part? the thing that you HAD TO DO to learn ANYTHING AT ALL EVER... is on life support - Am I wrong?
